About Offer Smart
Why we built Offer Smart, and how to use it alongside professional advice.
Founded by someone who has stood on both sides of the negotiation
Offer Smart was founded by Rhys Hedges, who has worked in estate agency for 10 years. Over that time, friends and family repeatedly asked him the same two questions before making an offer on a home: what is this property really worth, and what should we offer?
Answering those questions properly usually meant pulling together sold prices, comparable listings, local market context and a view on price per square foot — work that most buyers don't have the time, access or experience to do for themselves. Offer Smart was built to bring that same kind of research together in one report, so buyers can walk into a negotiation with more confidence.
Reports are never influenced by sellers or agents. Offer Smart works only for the buyer.
Decision-support information, not regulated advice
Offer Smart reports are a decision-support tool. They are designed to help you understand a property's value and think through what to offer — not to replace the professionals you should still involve in a purchase.
Offer Smart is not, and does not provide:
- A RICS survey or professional valuation
- A mortgage lender's valuation
- Legal advice or conveyancing
- Financial, tax or mortgage advice
Rhys Hedges is an experienced estate agent, not a RICS-qualified surveyor, solicitor, financial adviser or mortgage adviser. Before you buy, you should still instruct a qualified surveyor, solicitor and, where relevant, a mortgage or financial adviser to carry out independent checks on the property and your finances.
